Pre-Construction Services

Aquatica Waterworks in consultation with the project design group to evaluate the most cost-effective assemblies, components and construction methods.  We will work with the design team on an open-book basis to find the fastest and most economical approach for your project, consistent with your objectives for operations and energy efficiency, durability, and quality of construction.

We will prepare a Preliminary Construction Cost Estimate which will become the “road map” for control of construction costs. It will be detailed on a line-by-line basis as the design evolves, and finalized as subtrades are awarded from working drawings. A construction schedule will be prepared, based on planning done in consultation with the project owners’ team.  Pre-ordering and expediting of long delivery items will be done during this phase, if required so.

Construction Phase (Subcontractor Tendering and Site Operations phase)

As working plans, drawings and other details are completed, Aquatica Waterworks will tender the project to appropriate subcontractors and suppliers, and assemble the final construction budget. Our practice is to solicit a minimum of 3 competitive prices for each subcontract or supplier, and we strive for 5 prices on major items. This involves preparation of detailed scope of work descriptions, preliminary schedules, etc. in order to reduce unknowns for subcontractors and thereby facilitate lower prices. Our intent will be to subcontract all work possible, to minimize “untendered” costs .We will then run the project in the same manner as if it were a fixed price contract, except that the process is completely open to the owners with full access to all subtrade awards, purchasing decisions, change estimates, scheduling details and all other aspects of the project. Particular attention will be paid to matters of work scheduling to minimize the impact on continuing operations. Cost accounting and Job Cost Projections will be done monthly in order to forecast total costs accurately as the job progresses.

Post-Construction Phase (Warranty Administration)

After the completion of construction, Aquatica Waterworks in will continue to administer the guarantees and warranties, as well as liaise with the project owners on maintenance and operating issues, for a minimum period of 12 months from substantial completion of work.

Construction Management

Construction Management is a value-driven approach whereby Aquatica Waterworks acts as the client’s in-house construction department to manage a project from the design phase through construction. For a negotiated fixed fee, the client gets the services of an experienced, dedicated expert team that manages the owner’s construction budget as though it were Aquatica Waterworks own money. Aquatica Waterworks open-book preconstruction activities will produce a construction cost estimate and target budget, a base-line schedule with completion targets, and progressive cost engineering with the design team, to maximize value for every construction dollar.Aquatica Waterworks will professionally handle sequential tendering, subcontract negotiations, site supervision, and hands-on project management with detailed control of costs and schedules.
